Section 13 notices – Rent increases

If you are a self-managing landlord, you will need to be aware of the changes coming in the Renters Rights Bill. This will be law soon, so if you have any questions then please get in touch. We can help with the S13 notices, and make sure you remain compliant with the regulatory changes. This is a significant change and we urge landlords not to underestimate the consequences of an inaccurate submission.

The RRB will introduce the following clauses:

1 – ABOLITION OF FIXED-TERM TENANCIES
All residential tenancies will transition into periodic, including existing fixed
term agreements.
2 – UNIFIED RENT INCREASE MECHANISM
Since there’ll be no fixed-term tenancies, Section 13 will become the ONLY
mechanism for increasing rent.
3 – EXTENDED NOTICE PERIOD
Landlords must provide tenants with 2 months’ notice of any proposed rent
increase, compared to the current one-month requirement
